What Triggers Fire Sprinkler Work in a TI?

Almost any change to a tenant space will impact the existing fire sprinkler system

New Walls & Partitions

Adding or relocating walls changes room sizes and creates new enclosed spaces that each need their own sprinkler coverage. Heads must be repositioned to eliminate blind spots.

Dropped or Modified Ceilings

New drop ceiling grids, exposed ceiling designs, or changes in ceiling height all affect sprinkler head placement, deflector distances, and coverage patterns.

Change of Occupancy

Converting a space from one use to another — retail to restaurant, office to medical, warehouse to gym — often changes the hazard classification, requiring different sprinkler types, spacing, and water density.

Kitchen or Cooking Equipment

If the new tenant is adding commercial cooking equipment, a kitchen hood fire suppression system will be required in addition to any sprinkler modifications.

Storage & Shelving Changes

High-piled storage, rack configurations, and shelving layouts can affect sprinkler requirements. NFPA 13 has specific rules for in-rack sprinklers and high-piled storage protection.

Demising or Combining Suites

Splitting one large suite into multiple smaller ones — or combining several suites into one — requires re-evaluating the entire sprinkler layout and potentially adding new branch lines and risers.

Plan Review & Design

Sprinkler Relocation & Addition

We relocate existing sprinkler heads to align with new wall and ceiling layouts, add new heads for additional rooms and coverage zones, extend or reroute branch lines, and install new drops — all while keeping the existing system operational for the rest of the building. Our work is scheduled around your GC's construction timeline to avoid delays.

Occupancy Change Upgrades

When the occupancy type changes, the fire protection requirements often change with it. A space classified as Light Hazard for an office may become Ordinary Hazard Group 1 for a retail store or Ordinary Hazard Group 2 for a restaurant. We assess the new classification, verify that the existing system can support the increased demand, and make whatever upgrades are needed — from head swaps to full system redesigns.

Kitchen Hood System Installation

If the tenant build-out includes commercial cooking, we install the required kitchen hood fire suppression system alongside the sprinkler modifications. We coordinate nozzle placement with the hood installer, connect the gas shut-off, install the manual pull station, and ensure everything passes the fire marshal's inspection together — not as separate callbacks.

Final Inspection & Sign-Off

We schedule and attend the final fire sprinkler inspection with the AHJ, provide all required documentation — as-built drawings, test reports, material certifications — and make sure everything passes so you can get your certificate of occupancy without fire protection holds. If corrections are needed, we handle them immediately.
